California Homeowners Gain More Protection

California enacted a law creating new paths for homeowners to keep coverage, centered on clearer renewal standards and more transparency before nonrenewal decisions.
Insurers will have to explain why a policy faces nonrenewal, including the specific risks involved, so homeowners can better understand what needs attention.
The law also requires clear guidance on mitigation or repairs needed for renewal, tied to the insurer's underwriting standards rather than vague requests.
Homeowners must receive at least 90 days' notice before losing coverage, plus extensions when they are actively working to fix the identified issue.
These protections are set to take effect on Jan. 1, 2028, giving California owners time to prepare early for clearer renewal expectations.
